NEDDC Local Plan Issues and Options Consultation on the Strategic Approach to the Location of Development and Refined Sites (March 2026)

Sustainability Appraisal (SA)

Representation ID: 11778

Received: 18/04/2026

Respondent: Campaign to Protect Rural England, Derbyshire and Nottinghamshire

Representation Summary:

Campaign to Protect Rural England Derbyshire and Nottinghamshire objects to the clustering of small individual settlements in the countryside for the purposes of assessment. These villages each have very distinct characters, often very different to those they have been clustered with, and are often surrounded by open countryside which acts as important settlement gaps. The clustering of small villages over-rides these important characteristics and leaves the areas with an unjust vulnerability to over-development compared to other similarly sized villages. We are also concerned about the accuracy of the employment potential figures which are utilised in all of the settlement assessments.

Strategic Site – Eckington South (45226)

Representation ID: 12856

Received: 28/04/2026

Respondent: Campaign to Protect Rural England, Derbyshire and Nottinghamshire

Representation Summary:

This site is in the Green Belt and has been in the NEDDC Local Plan before and when it last went to planning was rejected after a campaign led by local MP Lee Rowsley. It borders onto the Renishaw House and Public Gardens and some local nature reserves, but it is more suitable for development than the site in the North of the town.

We object as this site is Green Belt and, although we acknowledge that the NEDDC Green Belt Review has not yet completed, this land does not meet grey belt criteria.

45160 – Land north of Dronfield Woodhouse

Representation ID: 12860

Received: 28/04/2026

Respondent: Campaign to Protect Rural England, Derbyshire and Nottinghamshire

Representation Summary:

Site is in the Green Belt and covers a number of fields bordered by mature hedgerows. Would have to access the site off Barnes Lane which is a narrow farm track and would need extensive widening , and the other entrance would most likely have to go through 2 bungalows, which are currently occupied. Lots of wildlife in the fields including *redacted*.

We strongly oppose including this site in the Local Plan.

Edge of Sheffield

Representation ID: 12865

Received: 28/04/2026

Respondent: Campaign to Protect Rural England, Derbyshire and Nottinghamshire

Representation Summary:

Campaign to Protect Rural England Derbyshire and Nottinghamshire emphasises the critical importance of protecting Green Belt land in line with NPPF. The Green Belt supports biodiversity, food production, climate resilience, flood mitigation and public wellbeing. Once lost, it cannot be restored. Housing pressures should not justify its release, particularly as our research suggests this rarely delivers affordable homes. We view the concept of “grey belt” as undermining protections. CPRE advocates a prioritising brownfield land, existing unbuilt permissions and empty housing to safeguard countryside and prevent urban sprawl. The site should not be allocated in the Local Plan.
