North East Derbyshire Publication Draft Local Plan (Reg 19)

Dronfield

Representation ID: 7813

Received: 04/04/2018

Respondent: Shaw Developments (Sheffield) Ltd

Agent: IBA Planning Limited

Representation Summary:

Council officers have amended the summary to approximately 100 words. Full representation attached.

We wish to record strong support for the release of DR3 from the Green Belt and its inclusion as a housing allocation.

Continued support in terms of the identification of Dronfield as one of the four main Towns and a Level 1 Settlement within the Settlement Hierarchy.

Council can rely on the inclusion and delivery of this site for housing purposes during the early stages of the new Plan period - important in terms of meeting the test of soundness, particularly in relation to being positively prepared and effective.

We have not repeated our previous reasons for support and submissions regarding the logic and merit of this site so as to avoid unnecessary duplication/repetition. However, I trust that the Council (and Inspector) will give full regard to these at the appropriate time.

Change suggested by respondent:

none

North East Derbyshire Local Plan (2014-2034) Publication Draft February 2018

Land at Stubley Lane, Stubley Hollow, Dronfield (Site Allocation DR3)

I refer to the Council's current invitation for comments on the above consultation document.

As you are aware, we have previously made representations on behalf of our clients, Mr S Whittam and Mr K Grayson, owners of land at Stubley Lane, Stubley Hollow, Dronfield.

Within the Publication Draft, the above site is proposed to be removed from the Green Belt and allocated for housing under Policy LC1: Housing Allocations (Site DR3) and our clients wish to record their strong support for the release of their land from the Green Belt and its inclusion as a housing allocation.

Our clients also continue to support the Publication Draft particularly in terms of the identification of Dronfield as one of the four main Towns and a Level 1 Settlement within the Settlement Hierarchy (considered one of the most sustainable locations for new development) and the release of land from the Green Belt to achieve a more sustainable pattern/distribution of housing (as outlined within the Green Belt Topic Paper January 2018).

The land at Stubley Lane, Stubley Hollow, Dronfield is eminently sustainable and suitable for new housing and the Council can be assured that the landowners (local developers who are committed to delivering new housing in Dronfield) will bring the site forward for such purposes without delay.

The Council can therefore rely on the inclusion and delivery of this site for housing purposes during the early stages of the new Plan period - important in terms of meeting the test of soundness, particularly in relation to being positively prepared and effective.

We have not repeated our previous reasons for support and submissions regarding the logic and merit of this site so as to avoid unnecessary duplication/repetition. However, I trust that the Council (and Inspector) will give full regard to these at the appropriate time.

As previously stated, our clients will be happy to participate in the Examination in Public and lend support, if required, to the Council in demonstrating the suitability and deliverability of the site of one of the Council's housing allocations.

I trust the above is of assistance and look forward to being included in any remaining consultation stages and/or notification of the Examination in Public when the date for this has been fixed.

Should you require any further information about the site in the interim, please do not hesitate to contact me.
