The site benefits from Outline Planning Permission (16/00656/OL) for a maximum of 250 dwellings. Bellway Homes Limited (East Midlands) have submitted a Reserved Matters application (17/01114/RM) which is currently pending consideration.

The site forms part of North East Derbyshire District Council's five year housing supply under Site Reference No. N1068 (Housing Topic Paper, January 2018). The Council currently have a minimum land supply of 5.55 years.

The delivery estimate set out in the Council's Housing Topic Paper of 130 units in the five year period (2018 - 2022) is achievable and is likely to be exceeded.

Bellway Homes are in a position to immediately start delivering the housing required on this site on receipt of the Reserved Matters approval. The delivery of housing on this site will significantly help towards North East Derbyshire District Council maintaining their five year housing supply.

For the reasons outlined above Bellway Homes support the allocation of the site in the emerging Local Plan.
