The site currently occupies a divorced position in relation to the Shirland settlement boundary and it is considered that the allocation of this site would be dependant on site S&H703 being allocated in order to form a logical extension to Shirland.
The site is also further away from local services and facilities than the two sites identified at Park Lane and new footpath links along Main Road would be required to serve the development.
There is currently no formal access route into the site and Cross Lane forms an informal footpath only along the boundary to the site.

There are also concerns about the landscape impact of development.
