This site should be discounted as it is within the proposed settlement gap. Maintaining this separation will be even more important once the Biwater site development is completed with some 900 houses. As this site lies on a ridge the visual impact, particularly when approaching Clay Cross from the north on the A61, would be significant. The A61 would be severely impacted by further traffic. The two large water mains running through this site make it unsuitable for development.
