I would like to know what considerations are taken into account when assessing an existing site to accommodate a further two pitches
Considerations that need to be address prior to allocation are the management of the site, has the site and the occupants been in breach of conditions, has there been any new developments within the site that has not been authorised/granted, has any business activities taken place on the site, are the amenity/facility building on site used for day use activities only, has the officer assessing the site investigated the previous history of the site, has there been any previous complaints from the community with regard to the site and its occupants.

I doubt very much that previous history of the site has been considered when approving allocation for 2 further pitches on this particular existing site.

The assessments made on the allocation of 2 further pitches on the existing site The Potato Store, Dark Lane, Calow are unsound and need further investigation.

Re Local Plan 2014-2035 Ref MM/068
I refer to the 'GTAA pitch definition: A pitch size of as least 500sqm would accommodate the following on-pitch facilities:
Hard standing for 1 touring/mobile caravan and 1 static caravan
2 car parking spaces
1 amenity block ( assuming it complies with the government guidance for amenity blocks)
Hard standing for storage shed and drying
Garden/amenity area.

Unfortunately the above definition is not always adhered to, from my experience and past history of a G and T site next door to my home, the definition has been disregarded, as a 2 pitch site? currently there is an excessive number mobile homes, caravans, motor homes, not to mention an unbelievable number of lorries, transit vans, 4 x 4's, cars even a JCB excavator.
Business activities are carried out daily on the site.
How can this be allowed on a 2 pitch site?, if this particular site was extended by a further 2 pitches, how many more 'caravans' vehicles and other paraphernalia would actually be created by the further 2 pitches.
It would completely DOMINATE the row of 6 cottages of the settled community. Where is the logic in the assessment of these so called potential sites.

Re Local Plan 2014-2035 Ref MM/069 - Allocation of Traveller Sites
The Potato Store, Dark Lane, Calow, Chesterfield has been put forward for two further pitches on this existing Traveller Site.
I would like to know what considerations are taken into account when assessing an existing site to accommodate a further two pitches ( other than box ticking to provide a further G & T pitches)
Considerations that need to be address prior to allocation
Has the management of the site been considered
Has the site been in breach of conditions placed on the site
Has there been any new developments within the site that has not been authorised/granted
Have the occupants of the existing site respected the conditions placed on the site, such as number of caravans allowed, number of vehicles allowed, to maintain and manage any shrubs/hedges/trees planted to mitigate the site from its surrounding.
Has any business activities taken place on the site, especially if permission granted is only for residential uses only
Are the amenity/facility building on site used for day use activities only.
Has the officer assessing the site for allocation investigated the previous history of the site
Has there been any previous complaints from the community with regard to the site and its occupants.

I doubt very much that previous history of the site has been considered when approving allocation for 2 further pitches on this particular existing site.


If this allocation is approved in the Local Plan 2014-2035 then it will be a foregone conclusion that any future planning application submitted will automatically be granted due to the fact the 2 pitches are identified and allocated in the Local Plan.
This would be weighted to the G & T community and place the settled local community at a disadvantage


I therefore believe that the assessments made on the allocation of 2 further pitches on the existing site known as The Potato Store, Dark Lane, Calow, Chesterfield are unsound and need further investigation.
