Further justification would be required to demonstrate that safe access could be achieved to and from the A61.

Further measures would be required to demonstrate that the site would have no detrimental impact on surface water runoff in the local area.

National planning policy states that public open space should be replaced by equivalent or better provision in terms of quantity and quality in a suitable location. Further assessment would be required to demonstrate where additional POS could be provided.

I believe that further justification would be required to demonstrate that safe access could be achieved to and from the A61.

I believe that further measures would be required to demonstrate that the site would have no detrimental impact on surface water runoff in the local area. Surface water would need to be attenuated to existing runoff rates and SuDS systems provided to remove pollutants from runoff. This would need to be maintained by the local authority. Would plots be charged rent to pay for this additional upkeep or would council tax be used?

Furthermore as noted previously the site is currently public open space within council ownership. National planning policy states that public open space should be replaced by equivalent or better provision in terms of quantity and quality in a suitable location. Further assessment would be required to demonstrate where additional POS could be provided.
