Representation Summary:

The Council has revised the Settlement Development Limit in this vicinity, extending it, on the northern site of Chesterfield Road, as far in an easterly direction as the western boundary of the motorway M1. To the south of Chesterfield Road, however, no changes are proposed.
This is not considered satisfactory because, particularly when approaching from the Bolsover direction, to the east, the group of six dwellings fronting Chesterfield Road is clearly seen as pat of the settlement. This group of dwelling includes three newly-constructed houses. there is no logic in the delineation of the Settlement Development Limit in such circumstances and it is considered that it should be modified in accordance with the proposal shown on the attached plan JC/F61. The objection will be overcome if this relatively minor amendment is accepted.

This objection is submitted on behalf of Mr and Mrs D Barker pursuant to the details set out on the Policies Map at Inset E relating to Calow and Long Duckmanton.

We object to the allocation of the land north of Works Lane as a recreation site as it ceased to be a recreation site ten years ago and should be allocated for housing and brought within the settlement boundaries.

The Duckmanton Lodge site (0.6 hectares) could accommodate an attractive small residential area (approx.10 dwellings). The redevelopment of the area would improve the character and appearance of Calow, a Level 2 settlement and a sustainable location for housing. Table 4.3 should be amended to include the redevelopment of the Duckmanton Lodge site.

This land is in private ownership and is pastureland. The allocation shown on the proposals map is quite inappropriate. A formal recreation area exists to the south of the Chesterfield road at Eastwood Park with a further cricket ground located in Oaks Farm Lane. We object to Policy ID9 as drafted, it is unnecessary to retain the land at Duckmanton Lodge as designated open space. It has ceased to be used for recreational purposes.
The site of Duckmanton Lodge (0.6ha) and the adjoining areas should also be allocated for housing and the redevelopment of the existing buildings and surrounding areas would improve the character and appearance of Calow, a Level 2 settlement and a sustainable location for housing. Table 4.3 should be amended to include the redevelopment of the Duckmanton Lodge site.

We object to the Calow Policies Map, the proposed defined settlement boundary
fails to include both the residential site on the plan and the land to the east of
that, which is the site of the Duckmanton Lodge. The development boundary
should be amended to include the permitted housing site and also the buildings
of the Duckmanton Lodge complex.
We object to the allocation of the land north of Works Lane as a recreation site.
This land is in private ownership, is not a functioning sports ground and is now
down to pastureland. It has been disused for a period in excess of 10 years.
The allocation shown on the proposals map is quite inappropriate. A formal
recreation area exists to the south of the Chesterfield road at Eastwood Park.
with a further cricket ground located in Oaks Farm Lane. We object to Policy
ID9 as drafted, it is unnecessary to retain the land at Duckmanton Lodge as
designated open space. Any re assessment should be aware of the history of the Duckmanton Lodge Land and that is has ceased to be used for recreational purposes.
The site of Duckmanton Lodge and the adjoining areas should also be allocated
for housing. The site comprises some 0.6 hectares and would comprise an
attractive small residential site, for around 10 dwellings.
The redevelopment of the existing buildings and surrounding areas would
improve the character and appearance of the area, Calow is a Level 2 settlement
and a sustainable location for additional new development. Table 4.3 should
be amended to include for a modest increase in development to allow for the
redevelopment of the Duckmanton Lodge site.
We attach a Plan showing the proposed site of Duckmanton Lodge and the
proposed development boundary of the settlement.
