Representation:

The site accommodates underground and partially overground sewerage pipework. It is located adjacent to Hallfield Gate Conservation Area.
The only suitable access is from Hallamfieldgate Lane, however this would require the removal of part of the mature tree line, which is currently protected by a TPO. A significant level of development may require widening of the highway, which could have a detrimental impact on the conservation area.

Multiple access points would also be required, however access from Belper Road is not possible due to deficiencies in achieving safe minimum visibility criteria.
The site is further away from local services compared to the other sites and there is a significant risk of landscape impact.

The site is not of a suitable scale in comparison to the existing settlement and would have a significant impact on the landscape.
Due to the shape and location, the site does not relate well to the existing SDL.
The site is adjacent to the Conservation Area which is likely to present a significant constraint on part of the site, including the need for a sensitive design.
Highway access is only possible from Hallfieldgate Lane, which is lined with mature trees covered by a TPO.
The site's development is likely to have significant visual impact in landscape terms.
