The site has potential for 223 dwellings, which would require multiple access points. Pit Lane and Cross Lane are currently single track minor access routes and would require significant upgrading.
There is potential for access directly onto Main Road to the east, however this would require a widening of the A61.
It is noted that planning permission was granted (LPA ref: 13/00321/FL) for 8 bungalows to frontage of existing allotment site on Main Road. This permission further reduces the scope for providing highways access in this location.
There are also landscape impacts, flooding issues and multiple ownership issues.
A large amount of development in a single location could have a potentially significant impact on Shirland, which will need to be carefully considered.

The site is of a significant scale in comparison to the existing settlement. The scale will also have a significant landscape impact.
It is relatively well landscaped and contains mature trees.
Public Right of Way transects the site.
Development could affect the setting of the Grade II* Parish Church of St. Leonard on Chesterfield Road.
