Our client is promoting the land south of Gill's Lane, Grassmoor, for residential development. We support the site's allocation for residential use in the plan.

The site comprises two fields currently used for agricultural purposes (pasture and grazing). It is approximately 4.1ha in size, and is capable of accommodating around 120 dwellings. It would therefore make a substantial contribution to meet the housing requirement in Grasmoor.

The site is greenfield and is free of any significant constraints. Access is achievable via the Council owned land to the rear of Broom Drive. The Council has confirmed in a letter to our client that it is willing to sell the Council owned land for access to the development site. Safe and suitable access is achievable, and initial pre-application discussions have been held between our client's highway consultants (Steer Davies Gleave) and the Local Highways Authority. There are not thought to be any protected species or TPO's present on the site.

The site is available and is immediately deliverable. It could come forward in the short term to meet housing needs. Further technical work is currently being undertaken, and we would welcome the opportunity to work with the Council and share our technical work to support the Local Plan evidence base, should an allocation be proposed.
